Victory Heights

From overlooked listing to community landmark - an iconic transformation in one year

Originally a standard B1 villa tucked away in Victory Heights, this property had lingered on the market; passed over by buyers and overlooked by agents. But Frida saw what others didn’t: a sunset-facing garden with perfect southwest exposure, full original condition offering total creative freedom, and the bones of something truly exceptional.

The client’s vision was bold, a seamless fusion of Scandinavian calm and Mediterranean warmth, with effortless flow between indoors and out. Every element was to be reconsidered, from the AC and lighting plan to the home’s total built-up area. The result needed to be both liveable and investment-savvy, with smart functionality woven into every inch of the space.

  • Work began in January 2024 with demolition and detailed planning, leading to construction kick-off by May, and move-in set for early 2025. This wasn’t just a renovation. It was a complete architectural rethink.

BIOME added 50 square metres of new BUA by reclaiming balconies and extending strategically, transforming a traditional B1 layout into a bespoke six-bedroom home that rivals the spaciousness of an A1. A former maid’s room became two staff accommodations. A new back kitchen and separate laundry room were designed for behind-the-scenes efficiency. Skylights were introduced to amplify natural light, and a walk-out connection to the garden blurred the boundaries between indoors and out.

Every surface, system, and detail was renewed, from HVAC to electrics, lighting to custom joinery. BIOME designed and delivered all kitchen and bathroom solutions, including vanities, storage, and material choices, anchored by a design language that balances clarity with warmth.

The garden became a co-creation, developed in collaboration with an external designer and shaped to reflect the same flowing, sunlit style as the interiors.

  • A true BIOME signature home, crafted with clarity, executed with precision, and already being recognised as a design benchmark within Victory Heights.

This project showcases what’s possible when vision, design, and collaboration align. A once-overlooked villa is now a standout statement: contemporary, functional, and utterly unforgettable.
